Welcome to Schrimsher Construction.  The company was formed by Steve and Nancy Schrimsher to fulfill a need in the Meadows Valley -- a lack of already-built homes for sale on 5 to 20 acres.  As partners in Engen Realty and running the New Meadows office, we constantly experience a potential buyer's frustration at the lack of available homes for sale in our subdivisions.   We have plenty of land for sale, but many of our clients are hesitant to build and would rather buy an existing home.

Nancy and I started by building homes for ourselves for resale.  We recently built and sold a custom 5400 square foot log home in the Circle C Ranches.  We built  a home on Lot 8 for the Stines and one for ourselves on Lot 18 in the Highlands this past year.  We are currently building a home for the Feider family in the Circle C Ranches and a home in Payette River Subdivision for the Cavens family. 

Now, we are offering our services to our land-buying clients.  The major problem expressed by buyers is the lack of accountability of a general contractor to them under the normal "cost-plus contract" which most contractors use.  That is, the general contractor adds a set percentage to whatever the subcontractors and materials costs are.  Usually this percentage is 10-15%.   Even if a owner has a set price on the contract, there will always be changes made during construction which can sometimes exceed 25% of the initial contract.  The contractor has no incentive to hold these costs down as he is getting a 10-15% markup, so the more the change is, the more he makes.  The owner is at the contractor's mercy because the job is underway.  Some unscrupulous contractors will even bid a job low just to get it, knowing that they will make a bundle on the change orders.

Schrimsher Construction takes a different approach.  We charge a pre-negotiated flat fee based on the size and complexity of the home and become the owner's advocate.  It is in our best interests to hold down costs to keep the owners happy.  We do not profit from change orders.  Steve works with the owner to design the home using his civil engineering background and CAD (Computer Aided Design) system.  Because of our broad real estate experience, we can guide owners in the design of a home with an eye toward  practical functionality in snow country and resale value.  If a home is properly designed for the specific property, there should be little or no hand snow shoveling required.  Driveways and walkways should be easily plowed with a tractor.

In the real estate business, we constantly see poorly designed homes for sale in which their owners can never recoup their investment.  Many times, a change in building location or design would have made a world of difference in resale value.  An almost-new home recently sold in the Meadows Valley for at least 20% under market value because the driveway was built too steep for winter access.  Once the home is built, its too late.  Schrimsher Construction works with owners to prevent things like this from happening.
